Opus Development Company Building Plans Approved

COLUMBIA, MO (July 31, 2014) - With the extraordinary attention the Opus Development student housing has received, the City Council has asked that the City of Columbia notify the public when a construction-related permit is issued. The project is located on the north side of Locust Street between Seventh and Eighth Streets.

To date, Opus has applied for a demolition permit to remove three existing buildings and their associated parking lots; a land disturbance permit for preparation of the site for building construction; and a building permit for the complete six-story apartment structure.

City staff has completed its reviews and at this time has notified Opus AE Group that all plans are approved for permits. The demolition permit is pending relocation of an existing tenant, disconnection of all buildings from utilities, and posting of a performance bond as required by the City’s building code. Demolition and construction may commence once Opus satisfies these standard requirements and pays the required permit fees. The fees and charges collected by the City prior to issuance of the building permit will total $319,779.55.

Public streets will remain open during construction which is expected to take a year. Construction safeguards require closure or relocation of pedestrian walkways adjacent to buildings under construction and City ordinance requires action for closures in the downtown area that last longer than 30 days. The City Council has approved a temporary closure of the sidewalks and parking lanes adjacent to the project on Locust, Seventh, and Eighth Streets for the duration of the project.
